HOPE HOUSE - Volunteers of America Eastern Washington & Northern Idaho - 62,000 s.f.

Affordable Multifamily Housing & Women’s Shelter in downtown Spokane, WA. New construction of a four-story wood-framed building consisting of 60 studio apartments with amenity spaces on the top three floors and women's shelter with associated service and amenity spaces on the ground floor for Volunteers of America Eastern Washington & Northern Idaho. The permitting process required Design Review by the City of Spokane due to the property location. The project adheres to Evergreen Sustainable Development Standards. Completed 2021.

New construction of a four-story wood-framed building housing 51 service-enriched, low income tax credit studio and 1-bedroom dwelling units and amenity space for homeless persons. The site is located on a long-time vacant site within walking distance to transit, banks, shops, schools, and restaurants. The permitting process required Design Review by the City of Spokane due to property location. The project adheres to Evergreen Sustainable Development Standards. Completed 2020.

Tenant improvement of vacant commercial space into four new market rate loft-style studio apartments for Vintage Housing. The design was in collaboration with Bristal Design Group. Completed 2019.

Four podium construction (wood-framed over concrete) apartment buildings consisting of 303 dwelling units of studio, 1-bedroom, and 2-bedroom apartments over parking for each building. The project includes on-site amenities, live / work spaces, and commercial tenant spaces for lease. Construction Administration was managed by Architecture All Forms. Completed 2018.

THE SISTERS HAVEN - Catholic Charities of Eastern Washington - 97,900 s.f.

Affordable Multifamily Housing in Spokane, WA. New construction of garden style / walk-up three-story wood-framed buildings housing 76 dwelling units of 1-bedroom, 2-bedroom, and 3-bedroom apartments. The development also includes a Clubhouse building with shared amenity spaces for residents, early development childcare for residents, and staff offices. The project adheres to Evergreen Sustainable Development Standards and was designed and managed by Robert Vralsted while employed by a previous architecture firm. Construction Administration was managed by Architecture All Forms. Completed 2018.

BRUCHI’S YAKIMA - Bruchi’s CheeseSteaks & Subs - 2,080 s.f.

Re-branding effort with Bruchi’s CheeseSteaks & Subs of Spokane. This process resulted in a new brand-specific design for all future Bruchi’s restaurants. We looked to regional agricultural forms as our design concept and adapted this language to produce a functional modern restaurant for Bruchi’s that can be repeated throughout the northwest. The 2,080 sf restaurant includes an open kitchen concept, drive-thru, and a 50-seat dining area. Completed 2019.

COURTYARD OFFICE TI / AS-BUILT - 55,110 s.f.

As-built documentation of the Courtyard Office Center in downtown Spokane, WA. The existing building, originally designed as a motel and later converted into individual office suites, is four stories with below grade parking. Addition scope of work included schematic floor plan tenant improvement options developed for a 3,100 s.f. portion of the building. Completed 2019.

Tenant improvement of an existing commercial building in Mountlake Terrace, WA. As-built documentation of the existing two-story building was performed prior to redesigning the building layout based on programmatic needs from the client while ensuring code compliance. Completed 2018.

The re-design of the four-bedroom home is informed by the existing building elements including heavy timber beams and columns, brick, concrete floors, and wood roof joints creating an industrial / loft aesthetic. Completed 2017.


PRIVATE RESIDENCES:



PRIEST LAKE CABIN - 1,100 s.f.

Addition to an existing log cabin on Priest Lake in northern Idaho. A new master bedroom suite, screened porch, and covered deck were added to the ground floor of this cabin at the edge of Priest Lake. A new powder room and storage were added to the second floor loft space. Completed 2019.

REGINA FREUEN RESIDENCE - 1,575 s.f.

New residence and studio for artist Gina Freuen in Mead, WA. The modest two-story home is inspired by the simple regional agricultural forms common in Eastern Washington. The ground floor includes a kitchen, dining room, bathroom and pottery studio with outdoor kiln area. The second floor includes a bedroom, bathroom, and photography studio with views to the surrounding hills and woods in the Little Spokane River Valley. Completed 2018.

GNR GARAGE - 1,510 s.f.

New garage with second floor bonus room in Mead, WA. The new two-story garage was designed to match the footprint of the existing garage which was demolished. The ground floor provides parking for two vehicles, storage, and a work bench. The second floor includes a bonus room with vaulted ceiling and additional storage space. The new building ties into the existing home via a new covered porch. Completed 2018.

GONZAGA HAVEN - Catholic Charities of Eastern Washington

Affordable Multifamily Housing in Spokane, WA. Site planning and design for three new garden style / walk-up three-story buildings housing 72 dwelling units of 2-bedroom and 3-bedroom apartments. The family-oriented development also includes a Clubhouse building with shared amenity spaces for residents and staff offices. The project is a joint partnership between Catholic Charities of Eastern Washington, Gonzaga University, and Gonzaga Prep. Scope of work included a conceptual design package to assist the client with funding applications and coordination with the City of Spokane. The project was a recipient of the Bezos Day One Families Fund. 2020.

ASSUMPTION PARISH - Catholic Charities of Eastern Washington

Affordable Multifamily Senior Housing in Spokane, WA. Site planning and design for a cottage-style housing development including 10 duplexes with associated parking and open green space on the grounds of Assumption Parish. Scope of work included a conceptual design package to study feasibility and discuss with the congregation. 2019.

BROWNE’S ADDITION MULTIFAMILY - 3,400 s.f.

Market-rate Housing in Spokane, WA. Three 2-bedroom dwelling units with community decks perched on a hillside overlooking Latah Creek in the Browne’s Addition neighborhood of Spokane.  This project incorporated alternative building materials and construction methods including CLT (cross-laminated timber) floor panels, SIP (structural insulated panel) roof construction, and pre-manufactured wall panels erected on site. 2018. 

JINISHIAN RESIDENCE - 800 s.f.

New residence in Mead, WA. A modest home for a couple on their acreage north of Spokane. The home is divided into two distinct wings that are joined by an entry hall and covered exterior dining area. The residence is surrounded by decks on all sides and provides vaulted ceilings and views toward surrounding pine trees. 2018.
